The iconic Mandarin Oriental Miami, one of the most exclusive hotels in the city, is set to be demolished to make way for an ambitious real estate project that will completely transform the skyline of Brickell Key.
The hotel, which opened in 2000 and became a symbol of luxury overlooking the bay, officially closed in 2025 as part of a redevelopment plan. In its place, two impressive towers will rise, combining high-end residences and a new hotel under the same brand.

The project, led by developer Swire Properties, includes a southern residential tower expected to reach significant height, along with a northern tower that will house a new Mandarin Oriental hotel with fewer rooms but a more exclusive concept.

The demolition is scheduled for 2026 and is part of a broader strategy to create one of the most luxurious complexes in the city, featuring prime views, top-tier amenities, and spaces designed for high-net-worth clients.
This transformation also reflects the ongoing boom in Miami’s luxury real estate market, where international investors continue to seek exclusive properties in prime locations like Brickell.
Why will this iconic hotel be demolished?
To build a new luxury complex with two modern towers offering exclusive residences and a redesigned, more upscale hotel experience. The transformation of the Mandarin Oriental marks the end of an era, but also the beginning of a new chapter in Miami’s urban development.
